How to read this: “Typical home value” is Zillow’s Home Value Index — the middle of the market, which tracks reality better than average sale price (a few waterfront sales can skew an average badly). “vs. U.S.” compares that town to the national typical home of $370,320. Blank cells mean no reliable published figure for that town — usually a very small population, or a town our source reports differently (Bar Harbor, for example, is sourced from Salary.com/Realtor rather than Zillow).

What the numbers actually show

Maine is not one housing market — it’s at least three. The coast from Kittery to Bar Harbor, and Greater Portland, run well above the national typical home value. Central and eastern Maine run well below it. The gap between the most and least expensive towns on this list is larger than most people expect before they move here.

That matters because “is Maine expensive?” has no single answer. It depends almost entirely on which of those markets you land in — and the difference between them is often a 45-minute drive.

Cheapest vs. priciest

Sort the “Typical home” column to see both ends. The pattern that emerges: water and proximity to Portland drive price more than anything else. Towns inland and north are dramatically cheaper, and the tradeoff is distance from hospitals, airports, and jobs — which is the real cost people underestimate.
